We can determine the current market value of your homes and the best sale price based on real-time market data. BPO’s and appraisals are reconciled by our team of over 100 licensed professionals to determine the fair market value of the assets. All BPO and appraisal data is available for our customers to review on our web-based system. We can assist with potential customer requests as well as those from borrowers in default.
Our process links the lender, the mortgagor in default, the brokers, and potential buyers together in a web-based environment. Our “property management database” is set up so that a borrower’s required documentation can be uploaded via our system and reviewed for approval by the lender.
The listing broker can interact with the client, through a dedicated VRM Asset Manager, solely based upon our interactive web-based system.
Our clients will receive a recommended sales price range based on an in-depth market assessment. All VRM Asset Managers are licensed real estate professionals and are trained extensively in the valuation of assets in default. All pricing recommendations will be based on factual comparable data, which will estimate an assets true fair market value.
Through our property management database, the VRM Asset Manager will negotiate all short sale offers. In addition to negotiating the offers, the Asset Manager will also make sure all required contractual documentation is received and uploaded into the online property management database. VRM will work on behalf of our clients to facilitate an acceptable offer, which will net the client maximum return.
Since our process is web-based, our clients can review, approve and obtain statuses in real time. Our online system will significantly shorten the usual time frame expected concerning short selling assets.
As a service to our clients, we also operate a dedicated call center to answer all questions and concerns regarding the short sale process. This call center is dedicated to alleviating the concerns of borrowers, brokers, and potential buyers regarding a client’s short sale assets.
VRM can handle the entire short sale transactional process for our clients or we can assist them in a limited capacity role. We can place resources in our client’s facility, or we can process request through our offsite location. The decision is always up to the client.
